Sharon & Murray Deaker - Balcony Project
This is one of our latest projects. It was a balcony that was on the brink of collapsing. Extremely dangerous including asbestos ceiling and floor sheets having to be removed safely.
As you can see, it ended up looking pretty sharp. With the glass baluster and the new Bi-folding doors you had a fantastic view of Lake Pupuke.
The glass baluster is now more than affordable, especially when considering the maintence required for a timber baluster. A glass baluster looks fantastic on all type of houses, the renovated villa also on a brick and tile unit.

Pre appointment questions & key considerations to finding your builder...
So I know it’s not a every day thing that you have to select a builder, and it’s not easy to know the questions you should be asking and the pit falls and risks you should be aware of.
So here are a few points we feel you should you consider when selecting a builder that is right for you.
1. Does your builder love his work?
2. Is the price more important than quality?
3. Is qualified and experience New Zealand labour important to you?
4. Are they experienced with New Zealand compliance and conditions?
5. Does he have knowledge of New Zealand climate conditions & durability of materials
6. Is Project Management important to your project?
7. Is having a certified & Licensed building practitioner important to you?
8. Are you aware of the benefits of the Certified Builders Association of New Zealand
9. Is a contractor with a great network of tradesmen of greater or lesser value to you?
10. Have you ask for 5 various quotations with the knowledge you’ll only get 2-3 back?
11. Have you viewed any references or video testimonials of your proposed builder?
12. Any builder can get one or two good references, how about his last 8?
13. Did you visit his current project site and talk to the owners?
14. Is it important to you that your builder has good communication skills?
15. Is it important to you that your builder listens to you and your ideas?
16. Do you know the difference between an estimate and a Quotation?
17. Will a draftsman be sufficient to draft up our proposed plans or do you need a architect?
18. Will you need building consent and or resource consent?.
19. Does your builder know when you need a consent?
20. Does the builder ask for customer reviews after completion of his project?
21. Did you agree on the labour rates before you committed to the builder?
22. Did you agree on the material prices before you committed to the builder?
23. Will there be, a mutual contract specifying obligations for both parties. ie.CBANZ contract?
24. Will there be a guarantee? If so what type?
25. Do you trust him?
26. Did you ask him. “Do you see any unforeseeable additional work arising”?
Ok, it might seem a lot of questions but remember the more on to it you are the less chance you’ll commit to the wrong builder which could cost you a whole lot of time and money.
Remember to write down his answers there and then, so he also knows your serious and prepared about the project.
You can be just that little more assured that you have done your best to select the best building company for you. Success!
